I'm going to buy a brand new condominium construction.?
But it is a distress sale – half price. The place is VERY high end – granite Thick walls and other high-end finishes. It reeks of quality and craftsmanship. The builder of these and also designs multi-million dollar homes. Do I really need a home inspection where everhting inside looks absolutely perfect in every way? Or should I buy a home warranty (less expensive).
In the case of a distress sale – is in your best interest to make an inspection .. The builder may have known he was in trouble and cutting corners or sub-code things you do not see .. My main concern is the mechanical systems … I would like to see any problems fixed before closing or used to negotiate a lower price. It is standard in new buildings than it can to get a one year warranty included — but be concerned if this constructor will be around in the future and the problems are best treated before closing .. Better safe then sorry, I can not see a condo inspection that is more $ 300.
